A: Absolutely. We carry full General Liability and Workers' Compensation insurance. We understand the risks involved in facility maintenance, and our coverage provides complete peace of mind for property managers and business owners. Proof of insurance is always available upon request.
Q: What areas do you service?
A: We proudly serve the entire South Bay and Peninsula. Our primary service areas include San Jose, Morgan Hill, Gilroy, Milpitas, Fremont, Santa Clara, Sunnyvale, Mountain View, and Palo Alto.
Q: Do I have to sign a long-term contract?
A: We believe in earning your business every month. While we offer annual agreements for stability, many of our janitorial contracts are structured on a month-to-month basis with a standard 30-day notice policy. We want you to stay because you love our work, not because you're locked in.
Q: Do you provide your own supplies and equipment?
A: Yes. We arrive fully equipped with all necessary commercial-grade chemicals, vacuums, floor machines, and microfiber towels. If you prefer us to manage your restroom consumables (toilet paper, hand towels, soap), we can include that in your proposal as well.
Q: Are your cleaning products safe?
A: Yes. We prioritize the health of your employees and the environment. We utilize eco-friendly, non-toxic cleaning solutions wherever possible, especially in high-traffic office areas and schools. For industrial areas requiring heavy degreasers, we use OSHA-compliant safety protocols.
Janitorial Services
Q: What is the difference between a "Day Porter" and a "Night Cleaner"?
A: A Night Cleaner comes after hours to perform deep cleaning tasks (vacuuming, mopping, trash removal, restroom sanitation) so your building is ready for the next morning. A Day Porter stays on-site during business hours to maintain the facility—restocking restrooms, cleaning up spills immediately, and keeping the lobby presentable for visitors.
Q: How often should I have my office cleaned?
A: It depends on your foot traffic.

High Traffic (Medical, Tech HQ, Schools): Daily or 5x/week service is recommended to maintain hygiene standards.

Q: Will the same crew clean my building every night?
A: Consistency is key to security and quality. We strive to assign a dedicated team to your facility so they learn your specific preferences and security protocols.
Power Washing
Q: What is the benefit of "Hot Water" power washing?
A: Standard cold-water washers can push dirt around, but they struggle with grease and oil. Our industrial units heat water up to 200°F, which literally melts away chewing gum, motor oil, and grease spills on contact. It also sanitizes surfaces, killing mold and bacteria on dumpster pads and loading docks.
Q: Will the pressure damage my building’s exterior?
A: Not with us. We use a technique called "Soft Washing" for delicate surfaces like stucco, painted siding, and roofs. This relies on specialized biodegradable cleansers to lift dirt, followed by a low-pressure rinse, ensuring your property is cleaned without the risk of damage.
Q: Do I need to provide water?
A: We typically connect to an on-site water source (spigot or hydrant). However, for remote sites or areas without water access, please let us know in advance so we can arrange for water tank solutions.
Floor Refinishing (Strip & Wax)
Q: How long does it take for a floor to dry after waxing?
A: We typically recommend keeping foot traffic off the floor for at least 4-6 hours after the final coat is applied. For the best results, we suggest scheduling strip and wax jobs on weekends or Friday evenings to allow the finish to cure fully over 48 hours.
Q: How often should I strip and wax my VCT floors?
A: For most commercial facilities, a full Strip and Wax is recommended once every 12 months. In between, we recommend a Scrub and Recoat every 4-6 months to restore the shine and protect the base layers without the cost of a full restoration.
Q: Can you remove old yellow buildup from corners?
A: Yes. "Yellowing" is usually caused by old wax layers that have built up over time. Our stripping process involves chemically dissolving these old layers and hand-scraping edges and corners to ensure the floor looks brand new before we apply fresh wax.
Window Cleaning
Q: What if it rains on my scheduled cleaning day?
A: Rain itself is actually pure water and doesn't make windows dirty—dirt makes windows dirty! However, if there is driving rain or high winds that make working unsafe, we will reschedule your service for the next available clear day.
Q: How high can you clean?
A: We specialize in low-to-mid-rise commercial buildings (up to 4 stories). We use a Water-Fed Pole System that allows us to clean high windows safely from the ground, eliminating the liability and cost of lifts or ladders.
Q: Can you remove hard water spots from sprinklers?
A: Yes, but this requires a specialized restoration process separate from standard cleaning. We use acidic polishing compounds to buff out mineral deposits. Please mention this during your estimate so we can assess the severity of the glass damage.
Specialty & Construction Cleaning
Q: What is included in a Post-Construction Clean?
A: We offer three phases:

Rough Clean: Removal of heavy debris, trash, and stickers.

Final Clean: Deep cleaning of all surfaces, including inside cabinets, light fixtures, baseboards, and floors.

Touch-Up: A final dusting and polish after the contractors complete their punch list, just before the tenant moves in.

A: Yes. As a 24/7 reliable partner, we can mobilize teams for emergency water extraction, post-event cleanup, or unexpected facility disasters.
